As of 2026, several key updates have been introduced to the BBMP/GBA building bylaws, particularly regarding setbacks and the number of permitted units (kitchens) for standard site sizes like 30×40 and 40×60.

1. New Kitchen Approval Rules (Unit Density)

One of the most significant changes in the 2026 update is the increase in the number of permitted “kitchens” (individual units) per plot, provided certain road width conditions are met.

  • For 40×60 Sites: Previously, these sites were generally restricted to 4 kitchen approvals. Under the new rules, if your site faces a road wider than 9 meters, you can now get approval for up to 6 kitchens across all rings (Ring 1, 2, and 3).
  • For Ring 3 Areas: In zones like Yelahanka, Mahadevapura, and Rajarajeshwari Nagar, the threshold for larger multi-unit plans has been lowered. If your plot is over 360 square meters and has a 9-meter road access, you can now apply for an 8-kitchen plan sanction.

2. Standard Setback Requirements

Setbacks are the mandatory open spaces required around a building. Following these is essential to ensure proper ventilation and legal compliance. For standard plots facing a road of 9 meters or more, the following setbacks typically apply:

  • Front Setback: 1.0 Meter.
  • All-Round (Side & Rear) Setbacks: 0.8 Meters.

Note: These setbacks may vary slightly based on the total height of the building and specific zonal regulations.

3. Why These Changes Matter

The 2026 updates provide a significant advantage to property owners in Ring 3, which covers peripheral areas like Dasarahalli and K.R. Puram. By allowing more units on smaller plots (provided the road width is sufficient), the authority is making it easier for owners to develop multi-unit rental properties or small apartment complexes.
