Bengaluru’s administrative landscape has officially shifted. As of September 2025, the Bruhat Bengaluru Mahanagara Palike (BBMP) has transitioned into the Greater Bengaluru Authority (GBA), dividing the city into five distinct municipal corporations.
Whether you’re a homeowner, a developer, or a resident, here’s a quick breakdown of where you need to go for your property documents and civic needs.
The Five Pillars of the GBA
The city is now managed by five major corporations, each handling specific zones:
Where is Your New Zonal Office?
Knowing your specific zone is crucial for property tax, Khata transfers, and other civic works. Here are the key office locations:
Central Zone
- Zone 1: Serving Shanthinagar and C.V. Raman Nagar.
- Zone 2: Chikkapet, Chamarajpet, and Gandhinagar. These operate out of the NR Square Head Office (the original BBMP building).
East Zone
- Zone 1 (Mahadevapura): Located conveniently opposite Phoenix Mall.
- Zone 2 (K.R. Puram): Functions from the Chief Engineer’s Office at K.R. Puram.
West Zone
- R.R. Nagar: Remains at the existing building in Ideal Homes Layout.
- Malleshwaram: The office is now located behind Navrang Theatre.
North Zone
- Yelahanka/Byatarayanapura: Operations are based at the CMC Office.
- Dasarahalli: Located near the Bagalagunte Signal.
South Zone
- Zone 1: Offices are situated at Ashoka Pillar and BTM Layout.
- Zone 2 (Bommanahalli): Currently operating from the BTM office.
Why Is This Important?
This decentralization is designed to make administrative tasks more accessible. If you have any pending property-related documentation or official work, ensure you visit the correct zonal office to avoid delays.
