The Government of Karnataka has issued a Zonal Regulation Amendment on November 11, 2025, bringing major relief for people constructing homes on small plots.

New Setback Rules in Bengaluru (November 2025 Update)
As per the Karnataka Zonal Regulation Amendment 2025, setback rules for buildings up to:
- 12 metres height (without stilt)
- 15 metres height (with stilt)
have been relaxed.
Updated Setback Details
- Plots up to 60 sq m (20×30 sites):
Front – 0.75 m - Rear – 0 m
- Left & Right – 0.6 m
Plots 60 sq m to 150 sq m (30×40 sites):
- Front – 0.9 m
- All Sides – 0.7 m
Plots 150 sq m to 4000 sq m:
- Continue to follow old by-laws until further updates.
This change increases usable built-up area, especially for smaller residential sites.

Setback relaxation does not mean safety regulations are removed.
