The Government of Karnataka issued a new setback rules notification on November 11, 2025, under the amended Zonal Regulations (RMP 2015) that brings major changes for builders and homeowners in Bengaluru.
What’s Changed
- Relaxed setback norms for smaller plots to allow more usable built-up space without compromising safety.
- Plots up to 60 sq m (≈20×30)
Front: 0.75 m, Rear: 0 m, Sides: 0.6 m. - Plots 60–150 sq m (≈30×40)
Front: 0.9 m, All sides: 0.7 m. - For plots above 150 sq m up to 4000 sq m, the older by-laws continue until detailed revision by authorities.
Why It Matters
- Smaller setback requirements mean more usable area for homes on typical small sites in Bengaluru.
- It helps homeowners design efficient floor plans and reduces construction constraints.
Although the notification is officially issued, it becomes fully effective only after the Greater Bengaluru Authority (GBA) updates its building plan approval portal to reflect the new rules
